A 1974 Wilburton rambler in Bellevue went pending in 35 days in a market where the headline says homes are sitting. What the sellers did right, and why.

The headline this month says homes are sitting. Inventory in King County is up 30 percent from a year ago, and for the first time in years buyers have real choices. So it is worth saying out loud when a home does not sit. My listing at 12617 NE 5th Street in Wilburton, Bellevue, went pending on September 22, thirty-five days after we brought it to market.

It did not sell because the market was hot. It sold because the product and the price were both right. Here is what that looked like.

The house had to earn it

This is a 1974 rambler on a quarter acre, and the sellers understood something a lot of sellers do not: buyers with ten homes to choose from will not forgive the things they would have overlooked two years ago. So before we listed, they did the work. A new paved driveway. A new garage door. Fresh paint through the whole house. None of that is glamorous, and all of it is the difference between a buyer walking in relaxed and a buyer walking in with a list.

The kitchen carries Dacor and Miele appliances and its own wine storage, and it opens to the deck. Out back is the part that surprises people this close to Downtown Bellevue: a private garden on a quarter acre, composite decking under a pergola, a path that winds through mature plantings, and a lawn you actually use. Minutes from downtown, and nothing around you but trees.

Priced to the market that exists

The other half of a fast sale is the number. We priced this home against the competition that was actually sitting on the market in Bellevue this month, not against what a neighbor closed for in the spring. When the market has four months of inventory, that is the only pricing that works. A buyer with options does not come back to the home they passed on, so the first two weeks decide the sale, and the price has to be right before the first showing.
